Before submitting your application, please review this policy, which contains important information regarding:

  • Non-refundable application fees

By submitting this application, you acknowledge that:

  • You have read, understood, and agree to all terms in the Application Policy, and the application form itself
  • You will answer all questions in the application truthfully
  • You understand and have read the terms and conditions stated in the application form document, including that a credit check will be run based upon your responses
  • You understand that application fees are non-refundable regardless of approval status
  • You accept that submitting an application does not guarantee approval or unit availability
  • You agree to pay rent in full by the due date specified in any resulting rental agreement
  • You are encouraged to apply in person (with a paper application form), which is the preferred method of applying – to learn how to do this, contact the property in question on the webpage

Failure to follow or review this policy does not exempt you from any of its terms or conditions.

1. Application Fees

Prospective tenants understand and agree that:

  • Application fees are non-refundable, regardless of the application’s outcome.
  • Submitting an application and fee does not guarantee approval or the availability of a rental unit.
  • Submitting a fee in less than the amount required will result in your application not being processed.

2. Finality of Payments

All payments are considered final and non-refundable upon being made. Refunds may only be issued at the discretion of management under exceptional circumstances.

Should you pay for an application by credit card or debit card, to the maximum extent allowed, you (a) waive any right to challenge or reverse any such non-refundable payment and (b) should you attempt to reverse a credit or debit card charge, you will be responsible for any expenses or collection fees incurred by us as a result of any such attempt.

3. Application Denial, or Approval on Non-Standard Terms

In evaluating your application the consumer reporting agency(ies) listed below provided us with information that in whole or in part influenced our decision. The reporting agency(ies) played no part in our decision other than providing us with credit, eviction, and/or criminal record information about you. 4. Other Terms and Conditions

If any provision, term, or condition of this policy is held by a court of competent jurisdiction to be invalid, unlawful, or unenforceable, such provision shall be deemed severable. The invalidity, illegality, or unenforceability of any portion or provision shall not affect or impair the validity or enforceability of the remainder of this policy. In such case, the invalid or unenforceable provision shall be modified, limited, or eliminated to the minimum extent necessary, and construed to the maximum extent permitted by law to effectuate the original intent of this agreement and to preserve all rights and protections of the landlord.
